The department is responsible for:
  • Enforcing the Town’s local zoning laws and *NYS Building Codes
  • ​Permitting of short-term rental properties
  • Responding to property complaints    
  • Administering and carrying out the decisions of the Planning Board and the Zoning Board of Appeals.

Hours Starting March 2nd: Monday through Thursday 9:00 am – 5:00 pm and Friday by appointment only.

The drop-box by the front doors of the town hall is always available to leave paperwork off when the building is not open.

​Monday March 9th, Tuesday March 10th and Wednesday March 11th the Code Enforcement /Building Department will be closed for mandatory training. Regular hours resume Thursday March 12th.

​When Do you Need a Building Permit?

All applications may be submitted using Cloud Permit.  Cloudpermit is our comprehensive online portal for all Town of Canadice development applications including building/site development permits and Short Term Rental permits.  New users will be prompted to create an account prior to using the portal. Paper applications still listed below.

Changes to properties and structures often require a Building Permit under the Codes of the Town of Canadice, and the State of New York. The following guidelines will help you determine if a permit may be required.

*New in 2026: New York State Code now requires a permit for:
WINDOWS - New and Replacement
SIDING - New and Replacement


A Building Permit is required to:
  • Build a One or Two Family dwelling  (General Building Permit Application)
  • Erect, add onto, relocate or make structural changes to a building. This includes: an attached or detached accessory building such as a garage, carport, breezeway, storage shed, porch, or permanently enclosing an existing porch.
  • Install, relocate or remove interior partitions or walls.
  • Enlarge, decrease or otherwise modify existing doors or windows.
  • Install fire escapes, cellar stairs fire-rated enclosures or fire-retarded cellar ceilings in multiple dwellings.
  • Repair fire damage.
  • Demolish any structure.
  • Erect an attached or unattached, open or covered deck.
  • Install or replace a masonry chimney or metal flue stack.
  • Install a swimming pool, in-ground or above ground.
  • Install a fuel tank, gasoline tank, or other flammable liquid or gaseous tank either above or below grade.
  • Install or replace a solid fuel-burning device (i.e. wood stoves, etc.).
  • Roofing (Dwellings & accessory structures)
  • *New in 2026: New York State Code now requires a permit for:
  • WINDOWS - New and Replacement
  • SIDING - New and Replacement

A Building Permit is NOT required to:
  • Make ordinary repairs which replace existing materials with new materials of like class and kind. For example, making a minor roof repair or minor repair to a chimney or foundation wall does not require a permit.
  • Install or replace gutters or downspouts​
  • Install or replace a sidewalk on private property.
  • Pave or replace an existing driveway.

INSURANCE CERTIFICATES
NO building permit shall be issued for an application without the required certificate(s) of insurance.

     Contractors​
     Must provide current insurance certificates naming the Town of Canadice as the Certificate Holder for:
     *Worker's Compensation (or Exemption form "CE-200") and
     * General Liability Insurance
          Note: ACORD forms are not acceptable proof of Workers' Comp or Liability.
    Homeowners
      Per NYS law, property owners who are
      *doing the work themselves or
      *acting as their own general contractor 
      must complete, print, sign and submit the “CE-200” form with their building permit application.

     *Known as a "Certificate of Attestation of Exemption" (from Workers' Compensation) the "CE-200" form is only available   
      online: CE-200 online
     *You can follow their Guide for Businesses and Homeowners and/or use our guide to walk you through the process.
     *Note: "CE-200" forms are specific to a single permit.  Separate online requests for this form must be made for each different                building permit application.
